Residential Surveyor
Martin is your local RICS regulated surveyor for Staffordshire and Stoke-on-Trent. He carries out Level 2 and Level 3 residential surveys across the county and city, delivering clear photographic reports and a follow-up call to talk through the findings, the same direct, personal service Haydens clients have come to expect.
The Level 2 HomeBuyer Report is a clear, traffic-light condition survey for conventional properties in reasonable condition, typically post-1930s houses and flats built using standard construction. It is a popular choice for buyers purchasing inter-war semis, post-war estates and modern homes across Staffordshire's towns and the residential areas of Stoke-on-Trent. The report includes a drone roof inspection where appropriate and weather permits, clear photographs and a follow-up call with your surveyor.
About RICS Level 2 SurveysThe Level 3 Building Survey provides a more detailed assessment of construction, materials and defects. Staffordshire's market towns and Stoke-on-Trent contain a significant stock of Victorian and Edwardian terraced housing, much of it built during the area's industrial expansion, as well as Georgian properties in Lichfield and Stafford. For these properties, and for any home that has been extended or altered, a Level 3 gives buyers the most thorough picture of condition before they commit.
About RICS Level 3 SurveysStaffordshire is a large and varied county, and its residential market reflects that range. The city of Stoke-on-Trent, made up of the six towns of Burslem, Fenton, Hanley, Longton, Stoke and Tunstall, has a substantial stock of Victorian and Edwardian terraced housing built during the Potteries' industrial era, alongside post-war council-built estates and more recent new-build developments. Newcastle-under-Lyme, immediately to the west, adds a further mix of period and modern properties.
Further south, the county town of Stafford and historic cities such as Lichfield have a significant stock of Georgian, Victorian and Edwardian properties, town houses, terraces and semis that often carry the maintenance considerations typical of older construction. Tamworth, Cannock and Burton upon Trent have a greater proportion of post-war and modern housing, while smaller market towns such as Stone, Rugeley and Uttoxeter sit somewhere between the two.
Rural Staffordshire adds further variety: village properties, converted farm buildings and older detached houses are common across the Staffordshire Moorlands, the Lichfield district and the areas bordering Shropshire and Derbyshire. These properties often have non-standard construction, older roofing materials or histories of alteration that make a thorough survey particularly valuable.
Across all property types and locations, from a Victorian terrace in Stoke-on-Trent to a rural cottage in the Moorlands, a RICS survey gives you an independent, evidence-based view of the property's condition so you can make an informed decision before you commit.

A Level 2 Survey is suited to modern, conventional properties in reasonable condition, typically post-1930s homes built using standard construction. A Level 3 Building Survey is generally the better choice for older properties, including the Victorian and Edwardian terraces common in Stoke-on-Trent and the Georgian and Victorian homes found in Lichfield, Stafford and other market towns, as well as extended, altered or non-standard properties. If you are unsure, call us and we will advise you.
